Consent rules changed 15 January 2026
Since 15 January 2026 a granny flat up to 70m² can be built without a building consent, provided it meets MBIE’s conditions. The Comfort 30 is about 57m²: two bedrooms, its own kitchen and bathroom, delivered and unfolded on site.
Since 15 January 2026 a granny flat up to 70m² can be built without a building consent — but only where every one of the MBIE conditions is met: single storey, lightweight construction, 2m clear of boundaries, self-contained, and structural and waterproofing work done by a Licensed Building Practitioner.
Stock held in Auckland can be delivered within days. A custom order is roughly 4 weeks in production plus 6–8 weeks shipping. It unfolds on site in under an hour either way.

Exempt from consent is not exempt from the rules: the build still has to comply with the New Zealand Building Code, and structural and waterproofing work has to be done by a Licensed Building Practitioner.
