From deposit to move-in

Buying a home shouldn’t feel like a black box. From the day you pay a deposit to the day you move in, an expandable home follows a clear, predictable path: we design and plan it with you, build it in roughly four weeks, ship it over six to eight weeks to the port that suits you, collect it yourself or have us deliver it to your site, unfold it in one to three days, and have the utilities connected within about a week. All up, most custom orders run to roughly three months from order to on-site — far faster than a traditional build, and every stage is visible.

Prices start from around $28,000 and all our pricing is GST-inclusive, with transport and site preparation quoted separately so there are no surprises. Below, we walk through each stage — and what’s expected of you versus what we handle.

Everything starts with the plan. We sit down with you to choose the right model for your site and budget, then work through the details — layout, colours, cladding, kitchen and bathroom finishes — using the choices set out in our design and customisation guide. You’re not doing this alone, and neither are we. We plan alongside our deep manufacturing and distribution partners — including MaxVan Home in Australia — so the design you sign off is the design that gets built. The output of this stage is a clear quote and a specification you understand before any money changes hands. Once you’re happy with the quote, you review and sign the build agreement — which spells out your specification, price and protections — and pay a 30% depositto secure a production slot and begin manufacturing. That deposit is what reserves your place in the build queue, so the sooner it’s in, the sooner your home starts.

We don’t lend directly, but we work with independent finance providers who understand modular and transportable homes. Our finance partner in New Zealand is Nobilo Finance. Any lending is arranged directly between you and them, on their terms. Just ask, and we’ll point you in the right direction.

With your deposit down and the design locked, your home goes into production — a process of around four weeks. Building off-site in a controlled factory environment is a big part of why the quality is so consistent: the steel frame, insulated panels, joinery, kitchen and bathroom are all assembled to the same standard every time, without the weather delays and variable workmanship of a traditional site build.

Because the units are standardised, we can hold some inventory too. If you need something fast and flexible on specification, ask about stock availability — in-stock units in the Auckland area can be delivered far sooner than a custom order.

Finished homes travel by sea, using standard shipping dimensions that keep freight efficient — a journey of about six to eight weeksto the port we’ve arranged with you. This is the stage the container-friendly design pays off: what would be an oversized, expensive load as a fixed building ships as a compact, secure module.

The balance of your payment is due when your home arrives at the port, before it’s released for pickup or delivery. We keep you updated through this stage so you know exactly where your home is and when it will land.

Once your home is on the water, you choose how to receive it — and our pickup option is more flexible than most suppliers offer.

Self-collection.You nominate the port that’s most convenient for you; we agree it together and ship your home to that port for you to collect. Or, self-pickup from our central warehouse in Pukekohe.

Delivery to your site.Prefer us to handle it? We deliver right across New Zealand. To keep your costs down, we choose the arrival port based on your address — landing your home as close to you as possible to save both time and money. Because it’s worked out on your actual location rather than a flat rate, delivery is quoted individually, and we work hard to keep your costs as low as possible. Either way, we’ll talk through what your site needs beforehand — level, stable ground and room for a crane or truck to position the module.

Site preparation is the one part that’s usually organised locally. Depending on your soil and slope, the home sits on engineered timber piles or a concrete pad. Getting a stable, compliant foundation right is a key homeowner responsibility, and we’re happy to advise on what’s required.

This is the satisfying part. On site, our team or your builder unfolds the wings and secures the structural module to your foundation — a process that typically takes just one to three days. In a matter of days, a compact box becomes a full-size, finished home.

The final step is the services. New Zealand law requires the final water, drainage and electrical connections to be made by a locally Registered Plumber and Electrician, who provide their Safety Certificates and Records of Work. Because everything is pre-installed to AS/NZS standards at the factory, those connections are quick — utilities are typically connected within about a week, and then you can move in.

Your home is backed by a 3-year structural warranty and a one-year warranty on fixtures and finishes, under the Consumer Guarantees Act and Fair Trading Act.

And because the whole thing is modular, it’s not necessarily forever-fixed: if your plans change, a unit can be disconnected, folded back up by professionals and relocated.
